Home Inspection Preparation Checklist


**General Preparation**

✅ Clean and declutter all areas for easy access

✅ Unlock gates, garages, crawlspaces, and attic doors

✅ Ensure all utilities (water, gas, electricity) are turned on


**Interior Inspection**

✅ **Walls, Ceilings & Floors:** Check for cracks, stains, or signs of water damage

✅ **Doors & Windows:** Test locks, seals, and hinges; ensure they open/close properly

✅ **Lighting & Electrical:** Replace burnt-out bulbs; test light switches and outlets


**Kitchen & Appliances**

✅ **Sink & Plumbing:** Check for leaks, proper drainage, and water pressure

✅ **Appliances:** Ensure stove, oven, dishwasher, and fridge are functional

✅ **Cabinets & Drawers:** Open and close to check for proper alignment


**Bathrooms**

✅ **Toilets:** Test flushing and look for leaks around the base

✅ **Sinks & Showers:** Run water to check drainage and pressure

✅ **Ventilation Fans:** Ensure they work properly


**HVAC System**

✅ Replace air filters

✅ Test thermostat and heating/cooling functions

✅ Clear debris around outdoor HVAC units


**Plumbing & Water Heater**

✅ Check for visible leaks in pipes

✅ Ensure water heater functions correctly and is at a safe temperature

✅ Inspect exposed plumbing for corrosion


**Exterior Inspection**

✅ **Roof:** Look for missing shingles or signs of damage

✅ **Gutters & Downspouts:** Clean out debris to prevent drainage issues

✅ **Foundation:** Check for cracks or water pooling

✅ **Siding & Paint:** Look for peeling, cracks, or signs of moisture damage


**Safety Features**

✅ Test smoke and carbon monoxide detectors

✅ Ensure fire extinguishers are accessible and in good condition

✅ Check handrails and staircases for stability


**Outdoor Areas**

✅ Trim overgrown trees and bushes

✅ Secure loose boards or railings on decks/patios

✅ Ensure pathways are clear and well-maintained


**Documents to Provide**

✅ Maintenance records for major systems (HVAC, roof, plumbing, electrical)

✅ Warranty details for appliances or recent repairs

✅ Any permits for renovations or upgrades
