Air Conditioners
As a former home builder for 21 years and now a home inspector for the past 12 years, I have gained valuable insights into what homeowners need to focus on to maintain their homes. Over the next few weeks, I will share some of the key things I have observed.

First and foremost, let's talk about air conditioners. In our area, we heavily rely on them, but many units are not performing as they should. The number one maintenance task for homeowners is to change the filters regularly. Keeping the unit clean is crucial. Each unit should also receive annual servicing, especially the outside unit, which accumulates dust and debris throughout the year. This buildup can hinder the unit's performance, making it work harder to cool the air. By servicing your air conditioners, you can minimize the risk of a breakdown and ensure a cool and comfortable home all summer.
Bonus tip:
You should turn off your air conditioners before moving or edging your lawn near the outside air conditioner units. This will prevent grass clippings and other debris from being drawn into the air conditioner. Your air conditioner needs to be able to breathe to perform ideally.
